What's The Price Tag Of A Roof Replacement?

The total cost to replace a roof will vary based on multiple factors.  The main factor is the square footage of the house, the materials used, accessories and the company you hire.  For example, a 1600 square foot home would cost between $3,000 to $9,000.

What Can You Expect During Your Roof Replacement?

The first thing you’ll need to do when you want to replace your roof is to get estimates and choose a contractor.  Contact at least 3 companies, make sure they have a good reputation and verify that they have a license and are bonded in your state.  You’ll also want to get several estimates before signing a contract since roofing Colorado Springs contracts can vary widely.  As many factors can impact a roof replacement cost, it’s good to learn all you can about them before getting too involved.

The roof’s slope and size, the materials used by the contractor and the country region can all be deciding factors in the final cost of the roof replacement.  Roofs that are slippery and steep will cost more than roofs that are more stable.  Roofs that are on single story ranches will cost less to replace than roofs on a 2 or 3 story home.  This only makes sense since multi story roofs are not as easily accessible as a 1 story ranch or rambler.  Of course, the costs for a roof replacement can vary depending on the cost of living in the area in which you live.  Also, your specific area can affect the number of times you would need to have a roof replaced.  For example, roofs in the Midwest would likely need to be replaced more often than other parts of the country because of harsh weather.  Alternately, homes in Southern California have roofs replaced less often as the weather there is usually mild all year.

What Types Of Roofs Can Be Installed?

Roofing material can vary widely from as little as a $1 to as much as $40+ per square foot.  The most widely used material for roofing is asphalt shingles.  These shingles are on the lower end of the spectrum and are guaranteed to last anywhere from 20-30 years.  They also come in a variety of different colors to help compliment the outside of you home.  These shingles require little if any maintenance which makes them the most popular choice for homeowners.  Factors such as high winds, hurricanes, storms, heavy blizzards and widely fluctuating temperatures can decrease the longevity of a roof.

Other types of roofing are:

Replacement Day

Climbing on top of a roof can be dangerous, even for professionals – so make sure that you have cleared everything out of the way of their ladders.  Next, the roofers will rip off the old shingles and replace any rotting or otherwise damaged wood in the decking.  They will then lay a base and then the new shingles.  This will be a noisy endeavor, so expect to hear a good amount of hammering and people running back and forth on top of your house.  On the plus side, roofing isn’t really an invasive project.  No one will be coming in and out of your home and so long as you can handle the noise, it won’t be much of a bother.

Once your new roof has been installed, make certain that the workers picked up all of the fallen debris.  Once the majority of material has been disposed of properly, responsible contractors will clean up afterwards in order to assure customer satisfaction.  A magnetic broom is often used for picking up and pieces of metal, nails or other unsightly materials that can be dangerous.  Afterwards, it’s possible you may find and extra shingle or two in your yard, but this is normal.

Things to note:  When you have a roof replacement done, you never want to pay for everything up front.  You will always pay after the work has been finished which is standard procedure.  All reputable Colorado Springs roofing companies do business this way.  Before your project, it’s imperative to have a good general idea of what it will cost as well as the specific work that will be done. The basic idea is the get several estimates before you choose your contractor.  Expect that they will be professionals and make sure you get references.  This is key to having an enjoyable experience as opposed to a bitter one.

Always Ask For References

Before deciding on a roofing contractor, you will want to ask for references.  Make sure you get examples of the previous work.  When getting an estimate, the contractor would come to your home for a roof inspection.  He’ll decide on a series of factors for material and labor costs, which will also include the cost to strip and throw away the older shingles.  In order to avoid any surprises, be sure to ask about how much it will cost to dispose of the old roof.
